城中村是我国快速城市化进程中特殊的地域现象，在产业结构、物质景观、生活方式等方面逐渐呈现城市的特质，但在户籍、土地权属、行政管理体制上仍然保留农村居民点的特征，是传统农村社区与移民社区的混合体，代表着乡村与城市之间的不完全转型，城中村改造升级一直成为城市化进程中迫切需要解决的问题。本研究以广州赤沙村为例，基于问卷调查及深度访谈等民意调查基础，发现赤沙村外来人口比重很高，本地人口文化程度总体不高，其经济收入主要靠房屋出租，现状公共环境较差等，本地居民的改造意愿也比较强烈。根据赤沙未来的发展规划，从利益均衡的角度建议赤沙可以充分利用其毗邻会展中心、高校、万亩果园等独特的区位优势，改造升级成为具有衔接城市 CBD 功能、大学社区功能、城市生态功能的岭南水乡特色村庄。

The “urban village”is a special geographical phenomenon of urbanization in our country,which gradually presents the urban characteristics in industrial structure,physical landscape and lifestyle,but still re-tains rural characteristics on household register,land ownership and administration system.Urban village is a combination of traditional rural communities and immigrant communities and the incomplete product of rural-ur-ban transformation.The upgrading of “urban village”has become the urgent problem to be solved in the process of urbanization.Taking Chisha village as an example and based on the opinion polls of questionnaire and deep interview,this research shows that there are high proportion of migrant population in Chisha,the overall educa-tional level of local people is not high and their economic income mainly relies on rental housing,the present public environment is bad,and the villagers express strong intense of reform.According to the future develop-ment plan and from the perspective of interests balance,we suggest that Chisha village could make full use of the unique geographical advantages of its adjacencies to the exhibition center,colleges,ten thousand acres of orchards,and upgrade the typical features of Lingnan Water Village with the connecting functions of urban CBD,the university community and urban ecology.
