本文以天津市为例,对天津市市内六区以及整个天津市2009-2012年房地产价格进行了统计分析,并从天津市发展规划、政策调控延续、房地产市场供求关系等角度对天津市房地产市场现状及预期进行分析;通过建立房地产价格预警指标体系并对指标进行选择,确定指标权重和各预警段及预警级别,从单指标预警及综合指标预警两方面来构建预警体系来预警天津市房地产价格波动,由此对政府政策及个人投资、居民购买住宅等给予一些理性的建议。

In this paper, the case study of Tianjin, it conducts a statistical analysis of the 2009-2012 real estate prices of six districts of Tianjin and the whole Tianjin and analyzes the current situation and expectations of the real estate market of Tianjin from Tianjin development plan, continuation of policy control, real estate market supply and demand. Finally, it establishes the system of real estate prices early warning indicators. And indicators are selected to determine the index weight and to determine the warning paragraph warning level, to build an early warning system from a single indicator and composite indicator to warn Tianjin real estate price fluctuations. Thus this paper gives some rational advice on government policies and personal investment, purchasing residential.
