随着我国经济的不断发展,居民对于房产的需求呈激增态势,随之而来的一些问题显得尤为突出,过高的房价使得那些资金并不宽裕的买房者转向二手房市场,由此二手房市场变得尤为活跃.然而,最近我国在新“国五条”中提出的有关购房的一系列细则,使得二手房市场变得更为复杂.本文主要介绍有关个人所得税改革、博弈论的相关知识并运用博弈均衡的原理解释了房屋需求者在面对这些改变时的决策变化,并在一定程度上浅析了在未来一个时期内,我国二手房市场的微妙变化.

As China's economy continues to develop, people's requirement for building property is higher. Following it, there are many prominent problems. The high house price forces the buyers with little money to buy second-hand house, so the second-hand housing market becomes particularly active. In the national law about housing, it puts some rules on housing buying, which makes the second-hand housing market complex. The paper focuses on individual income tax reform and knowledge of game theory, and analyzes changes to decision of house buyer by using game equilibrium theory. And it analyzes the changes of second-hand housing market in the coming period.
